Examples of Agreements in Tenancy

Agreements are contracts agreed upon by both the tenant and the landlord. The agreement presents and notify each other's rights to be read and understood by both parties and to act and do their obligations to each other. The tenancy agreement must come from the landlord and be given to the tenant, then they could set their agreements and make sure that both signed it.

There are three kinds of tenancy agreements, assured shorthold tenancy, assured tenancy and the regulated tenancy agreement which is defined bellow:

Regulated tenancy agreement ' This has become a rare kind of tenancy agreement because tenancy agreements that entered before January 15 1989 are the only ones that can qualify for regulated status. This is the only time you can have a regular tenancy agreement. The good thing about this is when it's qualified, the tenant will have the strongest rights of any kind of tenancy agreement. The tenant will be benefited a right to restrict the landlord from evicting him/her and the tenant will also have the right to restrict the increase of the rental rate.

Assured Tenancy Agreement '  This is the kind of agreement that the landlord gives to the tenant and it states the difference of the common shorthold tenancy agreement depending on the difference in the security provided by the agreement to the tenant. The tenant can not be evicted to the property until the tenant violates the terms and conditions of the agreement such as, when a tenant continuously being late in rent payment, seriously damaging the property and doing illegal transactions or business in the premises of the property.

Shorthold Tenancy Agreement ' All tenancies starting February 29 1997 are ought to be an assured shorthold tenancy. The landlord may provide a certain tenant a notice stating that the tenancy is not an assured shorthold tenancy. The tenancy may only be 'assured' when certain requirements are met such as: The tenant must not have anyone with him or an individual. The property must be a residential and be treated by the tenant as their primary home. A tenant that is in an assured shorthold tenancy depends on how many provisions that's related to notice tenancy termination. This is based on the housing act 1996.

There are some more types of agreements available but generally they are known as licenses. These state that they've agreed that they'll rent a room in the house, same as the agreement called lodger.
